SAN DIEGO–A new neighbor has arrived in Scripps Ranch and it’s certainly not your average business. Latitude 33, the San Diego-based planning and engineering firm, recently celebrated its 21st year of operation by moving to a new office.

Latitude 33 provides land use planning and entitlement services, civil engineering design, construction engineering and staking services to the public-sector, developers and property owners among others.

The firm’s principals have a combined experience of over 100 years of active involvement in the development industry. They have also worked together for a combined 30-plus years as planning and engineering consultants.

“Our goal is to help improve San Diego and make it a better place,” said Latitude 33 Senior Principal Planner Randi Coopersmith. “Because sustainability is critical to how we live, we’ve been incorporating water quality and energy efficiency into our projects from day one.”

The list of projects that Latitude 33 has worked on over the past two decades is lengthy and includes some of San Diego’s largest and most well-known names and locations. It encompasses places like medical facilities for Scripps, Palomar Pomerado Health and Kaiser Permanente, military renovations and additions throughout the state of California, and institutions for higher learning like San Diego State University, UC San Diego and the University of San Diego.

The firm even provided entitlement and preliminary civil engineering services for the new San Diego-Tijuana airport cross border facility, which is now under construction.

“We started with our founding principles and have stayed true to them all of these years,” said Latitude 33 Senior Principal Engineer John Eardensohn. “We make sure that our clients get our full attention and can rely on our experience every step of the way.”

Clients know Eardensohn and Coopersmith have assembled a skilled team that provides expertise in civil engineering, surveying, computer applications, urban and regional planning, land planning and urban design as well as park and regional planning.

Latitude 33’s philosophy of relying upon skilled professionals in a team-oriented atmosphere and hands-on, principal-level approach provides the firm’s clients with high-quality service, satisfaction and professional success.

“There is a true synergy that comes from working on the design, entitlement, outreach, planning, engineering and construction processes,” said Coopersmith. “If you’re good at what you do, surround yourself with bright people and have fun, then you’re going to be successful.”

A crowning achievement for Latitude 33 is the Pacific Highlands Ranch Subarea, which is a 2,700-acre master planned community in Carmel Valley. It delicately balances residential units (5,000 multi-family and single family units along with affordable housing) with mixed-use commercial components, 1,200 acres of open space, 15 miles of trails, preservation of environmental resources, multiple new schools, three neighborhood parks and one community park.

“We are very proud of this marquee project because it was continuously evolving and really took a broad coalition effort to make it a reality,” said Eardensohn. “It’s the centerpiece of planned communities in the San Diego area and the western United States.”

With more than two decades of service on record, Latitude 33 says that its future is very bright.

“Our best days are ahead of us,” said Coopersmith. “We have amazing clients, a supremely talented staff and we are proud to do what we do in San Diego and beyond.”
